Our valuation staff have access to most up-to-date industry market data and analysis software. They also benefit from continued professional development, ensuring they remain abreast of the latest legislative requirements, legal precedents, professional standards and industry points of reference.
Our valuation services are all backed by an experienced management team led by National Government Director, George Boulougouris. We are committed to service quality (including post-service support), and to tailoring our deliverables to clients’ specific needs. Our valuation services include:
Rating and Taxing Valuation Services
Our Rating and Taxing Division supplies services for government departments in accordance with the relevant State based Legislation and procedures manual. It also provides independent consultancy and recommendations for landowners wishing to review valuation-based statutory assessments, which are used to levy Council Rates and Land Tax. Market conditions have made examination of statutory land values an important component of maximising returns of a property.
Just Terms - Compulsory Acquisition and Resumption Valuation Services
Our team at LMW has extensive experience in the provision of services to both government bodies and dispossessed owners of property that is being acquired or resumed under federal, state or local jurisdiction. The valuation process is considered one of the most important components of a compulsory or partial acquisition where compensation to a dispossessed owner is assessed. Our experienced, senior valuers act for clients in representation and assessment of compensation matters, and for developers in the assessment of compensation towards the creation of easements.
Financial Reporting Asset and Portfolio Valuations
LMW supplies Financial Reporting Valuation services to both the private and public sector. Reporting requirements are overseen by the Australian Accounting Standards Board (AASB), with reporting in line with International Financial Reporting Standards (IFRSs). We provide efficient services which meet the requirements of Accounting Standards (AAS27) for portfolio assets held in ownership in the Public sector. LMW can also provide Self-Managed Superannuation Funds (SMSFs) with cost-effective terms towards annual re-valuation requirements of the Fund, in accordance with the legislation’s framework.
Litigation and Expert Witness Services
Our most senior and experienced valuers offer litigation and witness services in accordance with the expert witness code of conduct. They provide expert advice on a variety of matters in both formal legal jurisdictions and informal tribunals or mediations including disputes relating to Rating and Taxing Valuations, Compulsory Acquisition, Family Law, Rent Reviews and Partnership Dissolution.
Strata & Community Scheme Entitlement Valuations
LMW provides services towards General Strata and Community Scheme Valuations. The services supplied include alteration in existing Unit entitlements, representation to tribunals, car parking, air space, easements, exclusive use rights and licensed areas. LMW provides insurance valuations for Strata Schemes under the relevant legislation.
